If you received a letter from us, the Law Office has already concluded that you have a promising case for appeal. We charge no upfront fees which mean that you have no money at risk. If we are unsuccessful in our appeal efforts, we still charge you nothing. Only if we are successful do we charge you and those fees are 50% of the tax appeal savings, plus reimbursement for the filing fee and $250 appraisal services fee.

We use a patent-pending automated valuation system that quickly and accurately determines the likelihood that your assessment can be reduced. This is important, because this gives us the ability maximize the potential reduction we can substantiate on your property and also enables us to value unique properties.

If we fail to get you a refund in the appeal, your cost is nothing If we obtain a refund then we use only the refund dollars to pay our fees. First we take 50%. Then we reimburse for the filing fee we paid and for the appraisal services fee. The rest goes to you.

In order to have the value in the appeal, a comparable sale must satisfy four key things: 1. SALE DATE: will have sold between Oct 2, 2021 and Oct 1, 2022 2. LOCATION: should be in your neighborhood or a similar neighborhood in your town 3. CHARACTERISTICS: should be similar to your property (building size, lot sizes, garage, basement finishing, stories, age, pool, etc 4. SALE STATUS: must be an arm's length sale, no sales within family, no short sales, foreclosures, must not be on the municipality's “do not use list”.
